Description of the work

SEQENS wishes to completely rehabilitate the site to improve its energy and environmental performance, renovate the communal and private areas and improve the regulatory compliance of the buildings.

This comprehensive public performance procurement contract is in the form of a Design Build Operate Maintain contract.

ITHERM Conseil will assist its client for the duration of the project, from the scheduling phase to the project’s performance monitoring phase.

 

This renovation also includes a built heritage enhancement project, known as “densification”: the plan is to create homes by converting the attics of both buildings, converting disused rooms and restructuring the mezzanine dwellings. Business premises will also be created on the ground floor.

The project also fits in with an urban renewal programme, in which the client (the Nanterre town council), public territorial corporation Paris-Ouest La Défense (POLD) and the University of Nanterre are thinking about the transformation of the quarter.

In this respect, the operation also includes the demolition of 80 dwellings on the north gable of one of the blocks (188 and 188a rue Anatole France) and the redevelopment of all the outdoor spaces, further to a land division project.

 

The aim is to obtain the “BBC Rénovation” (low-energy building) label at the very least, which corresponds to a primary energy consumption of 80 kWh/m² per annum (adjusted for climate zone and altitude) with a view to obtaining NF HABITAT HQE certification (profile to be defined after the assignment’s technical survey) for the rehabilitated and new dwellings.
